If you are rebuilding in or near a California burn zone, your project will almost certainly be designed to Chapter 7A. It is the part of the building code written specifically for homes in wildfire-exposed areas, and understanding it early makes the design, permitting, and material decisions far smoother.
What is Chapter 7A?
Chapter 7A of the California Building Code (with the parallel Section R337 in the Residential Code) sets materials and construction requirements for buildings in designated wildland-urban interface fire areas and fire hazard severity zones. Its goal is narrow and practical: keep the building from igniting when embers, radiant heat, and direct flame reach it during a wildfire.
What does Chapter 7A actually require?
The requirements target the parts of a home where embers start most fires. In broad terms, a Chapter 7A home is expected to address:
- Roofing: a Class A fire-rated roof assembly, the highest rating.
- Vents: ember- and flame-resistant vents that keep burning embers out of the attic and crawl space.
- Exterior walls: ignition-resistant or non-combustible cladding and wall assemblies.
- Eaves and soffits: enclosed or protected to resist ember intrusion and flame.
- Windows and glazing: tempered or multi-pane glass that resists radiant-heat failure.
- Decking and appendages: ignition-resistant materials for decks, stairs, and attached structures.
How does light gauge steel fit Chapter 7A?
Chapter 7A largely governs the assemblies around the structure, and a non-combustible light gauge steel frame is the ideal backbone for those assemblies. Steel does not ignite or add fuel, so the frame itself is already out of the fuel chain, and LGS integrates cleanly with Class A roofs, non-combustible cladding, and ember-resistant detailing. The result is a whole-home approach where the structure and the code-driven assemblies reinforce each other.

Does Chapter 7A make a home fireproof?
No. No home is fireproof, and Chapter 7A does not promise that.
